Lately I keep hearing the same question from clients, friends, and people in my DMs: is the San Francisco market slowing down? Rates are a little higher. Homes aren't drawing the bidding wars they were. The headlines say the market is "cooling."
Here's my honest take. I don't think San Francisco has slowed down. I think the city is taking a breath.
Yes, interest rates are a bit higher than they were. But I don't think that's the whole story. What I'm actually seeing in showings and offer rounds is a shift in temperature.
That's not a market falling apart. That's a market catching its breath.
Here's the part most people miss. If you're a buyer, this is generally good news.
Think about the last couple of years. Maybe you got outgunned offer after offer. Maybe you fell in love with place after place, only to lose to a wild bid. If that's you, this is your moment. The playing field just leveled out.
Make no mistake, the interest is still there. Plenty of buyers are out looking. But a lot of them are hesitant right now. They're waiting, second-guessing, sitting on their hands.
In my experience, that hesitation is exactly when smart buyers step in. When everyone else is nervous, competition thins. The prepared, decisive buyer wins, often at a better number and on better terms.
These moments are fleeting. My read is that by January, this one will likely be over.
So if you've been sidelined, this might be the best window you've had in a year. Don't wait for the crowd to come back. That's usually when the deals disappear.
